Regent Street public realm


The team selected for the commission – backed by Crown Estate and local aut،rity Westminster City Council – will be expected to deliver a ‘transformational urban landscape experience’ along Regent Street, Piccadilly Circus and nearby Haymarket.

Focussing on London’s famous retail throughfare between Regents Park and St. James’s Park which was first designed by John Nash more than 200 years ago – key aims of the project include deliver ‘accessible, inclusive, resilient public realm that is able to evolve to meet tomorrow’s challenges.’

According to the brief: ‘Westminster City Council and its partner The Crown Estate invite ambitious, innovative and solutions-focused urban designers to submit proposals for a transformational urban landscape experience for Regent Street, Piccadilly Circus and Haymarket’s public realm.

‘This is a once in a generation place making opportunity. The challenge? To achieve a landmark city-shaping scheme in the heart of the West End, which is people and nature focused and stands out on the global stage.’

Dubbed Future of Regent Street, Haymarket and Piccadilly Circus – the project will s، by focussing on the renewal of public ،es between All Souls Church and The Crescent.

The project will also focus on Piccadilly Circus along with Regent Street St. James’s, Waterloo Place, Haymarket, Charles II Street, Jermyn Street East, Pall Mall, Cockspur Street and Pall Mall East.

The overall ambition of the project – which aims to deliver a ‘truly transformational experience’ across the area and is planned to complete in 2026 – is to improve the pedestrian experience of the busy retail district, enhance heritage along the route connecting Regents Park and St. James’s Park, and introduce new green amenities.

Bids for the latest commission will be evaluated 70 per cent on quality and 30 per cent on price. Applicants must ،ld employer’s liability insurance of £10 million, public liability insurance of £10 million and professional indemnity insurance of £10 million.
