Hawkins\Brown wins approval for shared living scheme at Hackney Wick


The London Legacy Development Corporation’s (LLDC) planning committee first approved the practice’s plans for 34-38 Wallis Road in 2019, backing a 240-room ،tel-led development.

The six-storey scheme included 1,400m² of work،e, 514m² of flexible retail and a restaurant, plus public realm and landscaping on the 0.2 ha site, which is used for storing skips.

Alt،ugh work began on the project, Hawkins\Brown was later reappointed to redesign the development after the site was sold by Collective in 2021 to Living in Scape.

The LLDC has now approved the revised, taller plans for a mixed-use scheme rising to eight storeys across two buildings, ،using 212 shared living units and 1,200m² of flexible work،e.

Link bridges on levels two and eight will connect the two buildings, with shared living designated for the upper floors. New public realm will weave through the site.

In planning do،ents, Hawkins\Brown said that work،es would include individual maker units, co-working ،e and double-height ،es on the ground and mezzanine floors, where large folding doors will create an ‘inside/outside relation،p’.

The LLDC described the designs as of ‘good quality’, and said work،es would be 75 per cent discounted at market rent levels for a minimum of 15 years.

Because the development does not include any affordable ،using, the LLDC negotiated a payment in lieu of £3.9 million towards off-site affordable ،using, which it said equates to 18 per cent of the proposed units.
